PURPOSE OF RENOVATION AND THE PROJECT’S CHALLENGES
- Clients had recently purchased a poorly maintained, dark, dated mid 1990’s log home in desperate need of a makeover
- Goal was to keep the character of the original log architecture, modernize, brighten up the interior and rejuvenate the tired log structure
- Reduce maintenance of exterior finishes where possible
- Improve the layout and flow of the main living areas
- Create mudroom with dog-wash station from 3rd garage bay

CREATIVE AND EFFICIENT USE OF SPACE (INCLUDING CHANGES TO LAYOUT)
- Glass wall replaced wall between kitchen and stairwell, opening up the space and bringing in light to the dark kitchen area
- Den converted to pantry with doors to dining-room
- Exercise/massage rooms converted to 2 bedrooms with bath and wine room
- Unused 3rd garage bay converted to mud-room with dog-wash
- Master bath reconfigured for improved function and larger shower
COMPATIBILITY OF EXISTING AND/OR NEW MATERIALS AS WELL AS FINISHING DETAILS
- Modern white finishes and refinished logs brighten spaces even on cloudy days
- Beautiful contrast between logs and white finish modernizing the original dark log architecture
- Tile theme repeated in media, baths and pantry
- Wide plank oak floors color match to existing wood-works and match to original flagstone and new tile
- New EnviroShake roof replaced leaking cedar shakes
- New lighting throughout chosen to reflect more traditional mountain log home
- Glass railings with traditional log posts maintain character while improving light and reducing maintenance
- New gas fireplaces replace open wood burners to allow for heat on demand
CONSIDERATIONS IN ACHIEVING ENERGY EFFICIENCY, COMFORT & HEALTH
- New right sized modulating condensing gas boilers for home and drive
- New Mitsubishi high-performance air-source heat pumps for supplemental heat and AC
- All new windows triple glazed
- Radon testing performed before and after work
- All windows and door sealed to improve airtightness
- Air tightness improvement from 9 to 3.96 ACH
CONSTRUCTION DETAILS/TECHNIQUES OF “THIS PROJECT” TO ACHIEVE INDUSTRY BEST PRACTICES
- Logs refinished and re chinked with flexible caulk to improve appearance and airtightness
- Chronically leaky roof was upgraded with plywood sheeting and waterproof membrane before new composite shingles with snow stops installed
