Introducing the Integrated Design Process
The IDP isn’t just a procedural framework; it’s a mindset shift towards inclusivity and innovation. It necessitates the commitment of all stakeholders to embark on a journey of shared vision and collective problem-solving. By investing time and resources upfront, the IDP lays the foundation for streamlined execution and cost optimization throughout the project lifecycle.
While we don’t utilize the Integrated Design Process deeply for all projects, we highly recommend it to keep project budget and timelines on track and avoid unnecessary surprises!
Stage 1 - Introduction
2 to 4 weeks
The Initial Consultation phase takes approximately 2-4 weeks, and sets the foundation for your building project. We begin by discussing your ideas and concepts, ensuring we understand your vision. Our team reviews the construction process and the Buildertrend software to provide you with a clear overview. We evaluate fee structures, assess job costing, and engage in a budget discussion to align expectations.
A Q&A session allows for any clarifications, and together, we determine the next steps forward, ensuring a solid plan for your project’s success.

Using Buiildertrend to Stay Connected

Stage 2 - Planning
4 to 8 Months
The Planning Phase is a critical step that lays the groundwork for your project. This phase takes 4-8 months and involves a detailed examination of scope and expectations. Our team estimates your project budget and signs a contract to establish the plan’s framework. We review architectural designs, track project details, conduct engineering reviews and cost analysis. Structural drawings are developed, permit submissions are prepared, and interior design plans are reviewed to confirm selections. We create a comprehensive building schedule, prepare bid packages, and finalize the budget. We then obtain the necessary building permit to move forward with the project.

Stage 3 - Building
12 to 36 Months
The Building phase typically takes 12-24 months, but can be up to 36 for complex luxury builds. During this time, the RDC Fine Homes team works diligently to bring your home to life. We begin by holding team briefings and planning material requirements, estimating the necessary quantities and placing orders for materials, millwork, appliances, finishes, and fixtures. Our team coordinates trades scheduling, and provides daily reports with photo and budget updates using Buildertrend to keep you informed every step of the way. To ensure the project remains on schedule, we carefully monitor and make necessary adjustments to the timelines, conduct meetings, and address any modifications that arise. Finally, we facilitate inspections to ensure quality workmanship.

Stage 4 - Completion
2 to 3 Months
During the Completion phase (aka “wrap up”) occurs during the final two months of the build. We ensure that all aspects of the project are in place for a successful handover. We conduct thorough walk-throughs, identify any deficiencies, and address completion issues. We facilitate final municipal inspections and resolve any inspection deficiencies. A comprehensive house and site cleanup is performed to present your home in its best condition. This stage also involves covering manuals, warranties, and obtaining the occupancy permit. The final steps of completing your new home consist of photography and a quality and satisfaction survey to ensure your complete satisfaction with the completed project.
