Exterior: architectural character, curb appeal and integration
- This 3500 square foot 2 story home was designed to conform to a strict neighborhood design guideline
- It features a west-coast modern glass, steel, and timber structure with a mix of cedar/Trespa-panel siding finishes
- The exoskeleton structural steel design by Chalten Engineering eliminates thermal bridging to eliminate the risk of interior condensation and excessive heat loss. The design was mimicked on front roof overhang for architectural consistency and appeal
- The passive solar design has large west and south overhangs allowing for winter heat gain and minimizing summer solar overheating
- The large south and west facing windows optimize light and the spectacular mountain views
Interior: creative and innovative use of space
- The focal point for the architecture was the Cedar “Box” design element over entry which carries inside to create a lower ceiling feature for a more intimate entry and creates floor area above for a dedicated dining space
- The Kitchen by Sofo Kitchens is designed as a central space for family living and entertaining with a large multipurpose island featuring views of Whistler Mountain in the background
- There is a secondary suite positioned behind garage and mechanical room to provide for minimal sound transmission between the 2 living units. The space is designed with an interconnected door should the suite want to be incorporated back into the house.
- The powder room on upper floor is designed with a concealed shower that allows the den to become additional 5th bedroom for busy family ski-holidays
- The rift sawn oak floor is repeated as a design theme throughout the home and is found in the kitchen finishes, detail around the structural steel beams, interior doors, and additional millworks

Functionality of floor plan
- The architectural Cedar Box design allows for a covered entry that offers protection from the wet west coast mountain weather
- The home features a reversed floor plan with bedrooms on the lower floor and the kitchen/living/dining above, taking advantage of the stunning Whistler views and natural light.
- The home features an open center stair design with large upper windows to naturally light both the upper and lower floors and front entry
- The master suite is located on the top floor at rear of the residence to optimize for views and natural light and privacy
- The home features a central Lutron home automation and control system designed and installed by Premier Automation and Design for heating and cooling, lighting, security, and whole home audio
Environmental and energy considerations
- The home meets the energy efficiency standard for a BC Energy Step Code 4 home
- The Lutron automated blinds help to reduce excessive solar gain and allow for easy access to blinds that would be difficult to operate
- The home features Passive House rated 4700 Series windows and doors from Euroline Windows and Doors with a Metric U value below 1
- The home was blower tested and scored 1.2ACH at 50
- The home has a multi zoned CSA-F280-2012 compliant right-sized Dettson smart-duct heating cooling system with cold climate heat pumps and a Rheem heat-pump hot water tank
- Passive-solar shading architectural features were modeled at the concept design stage to maximize the efficiency of the design
Construction details/techniques
- The home features an Insulated Concrete Forms (ICF) foundation with a moisture barrier under footings to eliminate rising damp keeping humidity inside in check
- Low-maintenance exterior siding materials including metal facia, stone, and phenolic resin panel siding
- The windows are Inset in the openings to improve both waterproofing and overall energy performance

The walls are framed with a strategy using 2X4 wall-framing with horizontal 2X4 strapping to eliminate any thermal-bridging boosting the effective performance of the wall insulation. Performance statistics as follows:

- Effective roof insulation R60
- Windows under1 metric U value
- The home features a passive Radon mitigation system by Radon Environmental with an exhaust stack through the roof. The home was tested after construction to ensure radon levels were minimized
- All waste material was recycled where possible diverting 80%+ construction waste from landfill
