EXTERIOR
Our aim for the exterior was to evoke a nostalgic feel with charming architecture, timeless curb appeal, and an effortless blend into the surroundings. Here is how we achieved this.
- West coast modern glass, steel and timber
- Design optimized to shape of lot, Riparian setbacks, Flood control level, passive solar design to optimize winter heat gain and minimize summer overheating
- Durable fire-smart siding materials – noted by insurance company as most fire safe home he had ever seen
- Integrated to water-front for ease of access, outdoor beach BBQ and recreation
- Large decks for outdoor living on every level

INTERIOR
From grand architectural details to the most intricate design elements, our mission for this luxurious home is to inspire creative and innovative use of space. We achieved this as follows:
- Designed as live work-space with his and hers offices
- Kitchen as focal point for family living and entertaining
- Media room dimensions designed for optimum audio performance and hose designed around media dimensions
- Indoor pizza oven
- Use of siding materials inside and out
FUNCTIONALITY OF FLOOR PLAN
- Covered entry to protect from mountain weather
- Entry opens to view of lake and mountains
- Open center stair with large windows lights all 3 levels
- Master and guest suite on top floor for views and natural light, mother-inlaw and kids bedroom on bottom floor
- Lake view decks form each floor and every bedroom
ENVIRONMENTAL CONSIDERATIONS (ENERGY, COMFORT, HEALTH)
- Modeled as EnerGuide 87 with pre drywall blower test at .8 ACH
- Passive House rated windows
- Multi zoned CSA F280 2012 right sized Geothermal heating and cooling
- Automated blinds to reduce overheating and reduce AC
- Passive solar shading modeled in at concept design stage
CONSTRUCTION DETAILS/TECHNIQUES TO ACHIEVE INDUSTRY BEST PRACTICES
- All lower exterior and interior walls ICF for sound performance
- Comslab suspended concrete floor on main level for sound proofing between main floor and media room
- Low maintenance exterior siding materials for long term durability including metal facia, stone and phenolic resin siding
- Inset windows for improved waterproofing and energy performance
- Raft slab on piles to ensure no differential settlement to protect finishes
- Warmboard radiant heat sub-floor for optimum heat delivery and control
- Separate HVAC for AC and supplemental heating if required
- Water, sewer and power all had to be brought to site
