- Exterior finishes feature fire smart, low maintenance durable fiber cement and metal siding.
Selection of materials and resources
- Exterior walls feature Structurally Insulated Panels with a higher than average effective R value of R22, delivering low cost airtight construction
- The home features an Insulated Concrete Forms (ICF) foundation with a moisture barrier under footings to eliminate rising damp keeping humidity inside in check with an effective R value of 24.
- Roof insulation uses BASF spray foam on roof with an effective insulation value of R48.
- Aluminum clad All Weather Windows Energy Star vinyl windows.

Energy efficiency, indoor air quality and thermal comfort considerations

- Heating and cooling supplied by a right sized Mitsubishi cold climate heat pump rated for efficient operation to -19C, matched with a fully ducted forced air furnace with an Eneready Heat Recovery Ventilator and Nuheat heated floors in all bathrooms.
- South facing windows are shaded with deep roof overhangs and architectural features to prevent overheating.
- The home would currently meet the energy efficiency standard for a BC Energy Step Code 4 home
Functionality of floor plan
- Home features 3 bedrooms, office and 3.5 baths, large deck off the main floor with a covered patio opening to the large, shaded back yard.
- The home is designed with the kitchen/living/dining on the top floor, taking advantage of the stunning views and natural light. Bedrooms are all located on the lower floor
- The home has a studio suite under the garage separated from the main home with ICF concrete walls for improved sound separation between the suite and main home.
Construction practices and details of certification program chosen
- Achieved Silver Category 2 in Holmes Approved Homes program (HAH)
- Energy Star for new homes certification.
- Vented low slope metal roof to ensure early detection of membrane failures in future.
- HAH certification included 4 onsite inspections, 2 blower tests, thermal imaging, written reports and final bound copy for homeowner including all inspection documentation.
- All waste material was recycled where possible diverting 80%+ of the construction waste from landfill.
