What to Expect: From First Contact to Move-In

Building or renovating a home is one of the biggest undertakings most people will ever take on.

It’s exciting, but it can also feel complex and unpredictable. Our goal at RDC Fine Homes is to make that process clear, transparent, and manageable from start to finish.

Here’s how we do it.

Introduction

Phase 1: Discovery & Planning

The first step is all about understanding. We take the time to learn what matters most, how the home should perform and feel, and what success looks like.

That means walking the property, assessing site conditions, and talking through ideas, priorities, and constraints. We also discuss the realities of permitting, budgets, and timelines early on. If something doesn’t add up, we address it right away, not halfway through the project.

By the end of this stage, everyone knows what the goals are and what’s possible within them.

Planning & Pre-Construction

Phase 2: Design & Energy Planning

Once the vision is clear, we move into design integration. We collaborate closely with your architect and energy advisor to ensure the home isn’t just beautiful, it performs.

This is where the building science comes in. Every design decision affects comfort, efficiency, and long-term performance. We’re looking at Step Code targets, airtightness, and ventilation strategies while maintaining the aesthetic intent of the design.

If budgets are tight, we focus investment where it counts most: the building envelope. A well-built envelope is the foundation of comfort, durability, and energy efficiency.

Phase 3: Permitting & Pre-Construction

Before construction begins, we finalize drawings, submit for permits, and assemble our trade partners. We don’t go to the lowest bidder. We work with trusted trades who understand high-performance standards and why the details matter.

We hold pre-construction meetings to align everyone on air sealing protocols, ventilation design, and quality expectations. Long-lead materials such as windows, doors, and HVAC systems are ordered early to prevent delays once construction begins.

This is the stage where planning becomes real.

Building & Construction

Phase 4: Excavation & Foundation

With permits in hand, we break ground. Site work and foundations are where the project starts to take physical shape. We manage site logistics, access, and safety carefully to keep everything organized and on schedule.

Communication stays consistent with weekly updates, site photos, and check-ins. If something unexpected comes up, we bring options forward and take steps to solve it together. Transparency keeps surprises from becoming setbacks.

Phase 5: Framing & Building Envelope

The structure goes up, and so does the performance backbone of the home. Framing, insulation, air sealing, and window installation all happen here.

This is where our building science approach really shines. Every joint, seam, and penetration gets the attention it deserves. We aim for exceptional airtightness, verified through blower door testing.

Quality assurance is constant during this phase. We coordinate with inspectors, energy advisors, and our trade partners to make sure the home performs as designed.

Phase 6: Mechanical, Electrical & Plumbing Systems

Now we install the systems that make the home work. Mechanical, electrical, and plumbing systems must integrate seamlessly into the airtight envelope we’ve built.

That means properly sized heat pumps, balanced ventilation, and efficient duct routing. We test and document everything so the systems run quietly and efficiently for years to come.

It’s about comfort, reliability, and long-term performance, not just passing inspection.

Phase 7: Insulation, Drywall & Interior Finishes

Once the systems are in, the walls close up. We complete insulation, install drywall, and move into the interior finish stage.

At this point, we run another blower door test to confirm that the airtightness target is met. Any issues are addressed before finishing begins.

Then the visual transformation starts. Flooring, cabinetry, trim, and paint bring the final design to life.

Project Completion

Phase 8: Commissioning & Quality Walkthrough

Before move-in, every system is tested, balanced, and fine-tuned. Ventilation rates are set for the home’s climate zone, and heat pumps are calibrated for efficiency.

We conduct a detailed walkthrough, reviewing every fixture, finish, and function. Any punch list items are completed before occupancy.

It’s our final check to make sure the home meets RDC standards for quality and performance.

Phase 9: Move-In & Orientation

We finish with a comprehensive homeowner orientation. Every control, system, and maintenance item is explained and documented.

Homeowners receive a complete manual and direct access to our team for follow-up questions. We also schedule a 30-day check-in and a one-year warranty visit to make sure everything continues to perform as it should.

Managing Risk & Communication

No build is without challenges, but we manage risk through transparency and proactive communication.

When changes or surprises occur, we explain the options and impacts before moving forward. We provide weekly progress updates and monthly on-site reviews.

The goal is simple: no surprises, ever.
