- Dark colour theme allows home to blend into the landscape
- Exterior vertical finishes durable, low maintenance, fire smart using fibre cement siding, metal trims
- Colours, textures of finishes consistent through-out
- Douglas-Fir structural engineered timber roof over great room and timber accents supporting decks and skirt roofs
Energy/Water
- All-electric home with cold-climate heat-pumps
- Airtightness measured at 1 ACH
- Heat-pump hot water tank
- 75% efficient HRV
- Locally sourced .79-.9 U-value windows/doors
- Carbon footprint in construction reduced by 46% by reusing foundation
Construction Practices/Certification
- New home designed off the original foundation saving time, cost, embodied-carbon emissions
- Construction was completed in 11 months
- Home has a multi-zone HVAC using Dettsons smart-ducts system ensuring even thermal comfort
- Despite using the original uninsulated foundation and floor slab home was still able to achieve Net Zero label – exterior of the foundation was excavated and insulated
- All home features including HVAC, audio, lighting can be controlled through 2 main keypads
Innovation/Design
- All framing components were prefabricated in advance of construction schedule including walls, roofs and timber frame.
- Main living area and media room on 2 nd floor to optimize views mountain and river views and natural daylighting
- Prefabrication, exceptional communication/organization key to 11-month schedule
- Despite client adding $750K in changes project competed on-time
- Great room design with large kitchen island allows for large family gatherings with direct access to covered multi season deck with hot tub
- Original over size garage includes gym with access to rear yard
- Master suite on top floor with private balcony offers privacy and stunning views
- Lower-level has small lock off suite
- Central open-riser steel, timber stairs reduce circulation space
